Condo Place; would it cost me more to live in one? Living in a condo unit presents several advantages. One definite advantage is how easy condo units are to upkeep. It will only require minimal maintenance.

Condo place provides significant convenience as compared to a usual house. In terms of security, you can just lock your door, go out and leave without worrying much about somebody breaking inside your property. Condominium associations implements sufficient security measures to safeguard your property and the rest of the units.

A condominium is most often situated near commercial centers like banks, shopping malls, restaurants and service shops. Hence, another advantage is you do not need to go distances or drive your car if you need something.

Looking into what we may call disadvantage; a condo place would require you to pay a monthly association due. This is necessary in order to maintain the common areas and the services that the condo owners are expecting. Building insurance, security services, taxes and condominium developments are also included and paid up through the collection of association dues.

The association dues depend on the floor space of your unit. This is usually calculated in terms of floor space multiplied by the prevalent rate as imposed by the condominium association; hence, the larger your condo unit the larger your association dues. The rate is also dictated by the area in which your condominium is located. Association dues are generally higher in prime districts. All in all, living in a condo place will require you to put in an extra amount each month.

These are among the advantages and disadvantage of living in a condo place. In order to make things work best for you, define your need for getting a condo unit and choose what best suits you. A condo place would be great for someone who is most of the time on the go. I would also say that a condo place would be great if you are single.

Rent Philippines. Supposed you invested in a condominium unit in the Philippines, what would be the financial return if you plan to lease or rent it out?

Rent Philippines or renting out your condominium unit in the Philippines is the way to go to let your investment pay up for itself.

The rent varies from one city to another. In Makati City, the rule of thumb is 1% of the prevailing cost of your condo unit. Say you purchase a 1 bedroom unit in the central business district of Makati.

Details would be as follows:
Condo Description: 1 bedroom unit on the 15th floor
Floor Area: 30 sqm
Prevailing Market Price: 2.5M Php
How much would be the rental? 1% of 2.5M = 25K Php per month

This is the current rental figure in Makati. Now, a 30sqm condo unit here would cost you roughly the same amount when you pay monthly for a period of about 10 to 15 years. How about that? Your investment will be paying for itself!

Investing in condos and having them listed out as rent Philippines is one area where your investment can surely earn. An investment that will pay up for itself in a period of time can practically be considered a good investment.

However, there are also downsides that should be carefully considered. One is that, you will not be able to enjoy living or using your condo unit since you are practically renting it out. Second is that the waiting period in order for you to realize your earnings from your condo investment is very long.

The way to look at it is making your investment now and then making good use of it in the future. Suppose at this time, you have a 4 year old kid that you very much love and want to prepare him something for the future. Investing in a condominium unit in Makati then having it rented out would prove to be a wise investment.

The rental from the condo unit will be paying for itself. Then after a period of about 15 years… it will be paid up… your kid who is now about 19 years old and starting out in life will have a property for himself. A condo unit that he can use for himself… or one that will yield out good returns if he chooses to continue renting it out as rent Philippines.
